Beckett & Raeder, Inc. assisted the Village of Onsted's Downtown Development Authority (DDA) in 2024 to create a Development Plan and a Tax Increment Financing Plan. The aim of the project was to support the Village's goal of revitalizing its commercial area, which is located predominantly along or adjacent to the Village's Main Street.

Through the Development Plan, recommendations made to the Village's DDA included initiating a range of public improvement projects to target functional and aesthetic needs, enhancing community entry areas, and providing financial and general support to local business owners in the district. In specific, the DDA was encouraged to upgrade public infrastructure within the DDA district to attract and retain business owners, re-design public sidewalks with more street furniture to draw more pedestrian activity to the area, and consider the renovation of the existing building facades along Main Street. Suggested projects were organized by type, cost, and timeline in order to support the DDA in prioritizing and preparing for these improvements. The Tax Increment Financing Plan supplemented the Development Plan by outlining the financial tools that could be utilized to fund the projects currently and in the future.
