Saline Market Assessment
The City of Saline Economic Development Corporation (EDC) commissioned
the Institute for Community and Regional Development (ICARD) at
Eastern Michigan University, in conjunction with Beckett & Raeder,
Inc., to prepare a Market Assessment to understand existing market
conditions and identify opportunities for future growth and enhancement
of the community retail base.
The first phase of the study was a random survey of consumer households
and focus groups sessions held with community leaders and business
owners. The second phase of the study was a review of survey results,
collection of household and market demographics, assessment of local
conditions, and presentation of a market strategy to exploit identified
opportunities. The principal elements of the Market Assessment included:
A Consumer Telephone Survey; Community Leaders and Business Owner
Focus Groups; Building Space Utilization; Market Assessment; Opportunity
Assessment; and Market Strategy.
The Saline business district boundary extends along the entire
length of Michigan Avenue (US-12) within the city limits and on
Ann Arbor-Saline Road in the vicinity of Bennett Street. There were
four distinct commercial districts identified within the geographic
area.
The section dealing with Market Strategy & Recommendations discussed
in detail market enhancements, organization, business enhancement
strategies, business expansion strategies, and business district
infrastructure. Lastly, an Implementation Strategy outlining near
term, mid-term, and long-term programs was outlined for the EDC.
